A good script isn’t something to read like a robot — it’s a checklist of questions in the right order, with answers ready for the objections you know are coming. This is the script our callers use every day, and the rebuttals that go with it. Replace anything in [brackets] with your own details.
Step 1: Opening and property inquiry
“Hey, this is [Your Name]. I’m calling you about the property located at [Property Address]. Would you consider selling the property?”
Short and direct. Say the address so they know exactly what you mean — then stop and listen.
Step 2: Property condition and updates
- “Could you tell me a bit more about the property’s current condition?”
- “Is it still 3 bedrooms and 1 bathroom?”
- “What’s the overall condition of the property?”
- “Have you done any recent updates, such as to the bathroom, roof, or flooring?”
- “Does it require any significant repairs?”
Step 3: Motivation and timeline
- “Do you currently live in the property, or is it rented out, or vacant?”
- “I know I’m the one calling you, but aside from my call, what has you considering selling the property at this time?”
- “If we were to come to an agreement on the price, when would you ideally like to close?”
- “And what do you believe your property is worth in today’s market?”
Step 4: Closing and follow-up
“Thank you. I’ll pass all this information to my partner, who will be running the numbers. They will give you a call back within 48 hours to discuss it in detail. What’s the best time for them to call you back?”
“Just to confirm, I’m speaking with [Full Name], regarding the property at [Full Address], and we’ll call you back on [Phone Number]. Is that correct? By the way, do you happen to have any other properties you might be interested in selling?”
The rebuttals
Notice the pattern: answer honestly and briefly, then bring the conversation back to one question — would you consider a cash offer?
“How did you get my information?”
“I obtained it from public city records. We’re actively buying properties in the [Area]. Would you be interested in receiving a cash offer for your property?”
“Which company are you working with?”
“I’m working with individual investors in this area, and we buy properties here. So, would you be interested in receiving a cash offer for your property?”
“Are you a licensed real estate agent?”
“No, I actually work with individual investors, and we’re interested in buying properties in your area. Would you consider selling your property for a cash offer?”
“Did you see a ‘for sale’ sign?”
“No, I didn’t see a ‘for sale’ sign on your property. We specialize in buying off-market properties in your area. So, would you like to get a cash offer for your property?”
“It’s not my property / wrong number.”
“I apologize for that. However, since I have you on the phone, do you happen to have any other properties you would consider selling for a cash offer?”
“Your number shows up as a scam.”
“I apologize for that, and thank you for letting me know; I’ll double-check it. By the way, I work with investors in this area, and we buy properties here. Would you consider selling your property for a cash offer?”
“I’m not interested.”
“Would you be interested in selling your property in the near future, perhaps within the next 6 months?” If not: “Do you have any other properties you would consider selling for a cash offer?”
“I don’t know what it’s worth.”
“You don’t have to give me an absolute number. You can give me a range you have in mind, and we can work around that.”
“I’m only selling because you called me.”
“I know I’m the one who called you, but aside from my call, what has you thinking about selling?”
“I don’t have a timeline.”
“So, if we came to an agreement, would you consider selling as soon as possible? I’m asking because we can work around a timeline of up to 6 months. Would that be fine with you?”
“Come see it. I don’t deal with anyone over the phone.”
“Certainly, we can arrange to see the property. When would you be available? And just to confirm, what’s the general condition of the property?”
“Why is a Florida number calling me in Texas?”
“Because we buy properties nationwide. Would you consider getting a cash offer for your property?”
“I already work with a realtor.”
“Dealing with a realtor can cost you extra money in commissions, typically up to 6%. It also involves additional holding fees and closing fees, and realtors often won’t list a property unless you complete all repairs. Saving this money and time could be a significant benefit for you, wouldn’t you agree?”
“How do I know you’re not scammers?”
“I understand your frustration. However, we haven’t asked for any personal information, and we’re here to conduct serious business. So, would you consider taking a serious cash offer on your property?”
“What’s your callback number?”
“We handle callbacks directly. I can call you myself. When would you like to receive a call?” If they insist: “Certainly, my direct line is [Your Phone Number].”
One rule that overrides every script
If an owner asks to be removed, the answer is always the same: “Absolutely, I’ll remove you right now.” Then end the call and mark the number do-not-call. No rebuttal, no second question. It’s the law, and it protects your caller ID and your reputation. See our compliance guide.
